During the early stages of the construction works at the ‘Redruth Urban Village’ as it was then titled we spent time considering how best the finished development might be managed and maintained as the quite special living environment that had been designed.
With the design team we had visited other developments which were to influence the design principles, notably Poundbury in Dorset, had met the Master Planners behind the concept and also had the opportunity to chat over the thinking behind that development with Prince Charles during a reception he hosted for us at Highgrove House.

We were very pleased to have Fairglen chosen as finalists for Sustainability by the Royal Institute of Chartered Surveyors!
Judges comments ‘A striking, well integrated residential development, offering an unusual private sector mixture of unfetted and social need shared equity housing. It ticks a lot of boxes for sustainability’.

Plots 9 and 11 are now reserved leaving plot 10 subject to strong interest and a tentative offer. Phase two redesign is now advancing as planned with an update later this summer.

March saw Fairglen eco homes shortlisted by the RICS the uks leading property professionals for their annual awards. This follows the Cornish Building groups award for 2009. Mortgage shortages and inflexible lenders are still hampering sales of the 3 remaining Large Modern Town houses though we have buyers who still cannot complete their own chains.
The Carbon Trust have released their Video clip which is highly informative. Whilst it is not possible to link to our web site we can forward this to genuinely interested prospective purchasers.

207% price increase in 10 years? From an average house price in 1999 of £59,371 to £182,173 10 years later. Not Westminster or Padstow but REDRUTH in Cornwall! Previous years have not been easy on the housing market so we are looking forward to some changes in 2010. Lots of factors will be affecting the local market some good and some not so good. Halifax latest house price index has again increased, although we are still a long way off the height of the market. At Percy Williams we would like a stable market which has a consistent but small increase in line with wages and inflation. This makes houses affordable and sales consistent, and allows the industry to plan ahead with some confidence. Unfortunately the boom and bust cycle is well and truly entrenched in our economic system; housing is a primary cost and inevitably is seen as a primary economic lever. |

We were delighted the carbon trust film crew visited last week, the CD due early next year will be highlighting the UK's specially selected environmentally friendly developments, with Fairglen eco homes featuring. Sales are slow as lenders are simply unable to ‘turn round’ applications before stamp duty returns for properties above £125,000 later this month. |

We are always trying to find novel ways to be enviromentally friendly and this one definitely works well. An eco font, it works by having lots of little holes in it, which reduces the ink usage. This claims to save 20% of ink when printing, and doesn’t look bad as a font either – give it a go: www.ecofont.com |

The former showhouse (no 12) has completed leaving plots 9, 10 and 11 available from £299,950. These spacious eco homes continue to attract much interest both locally and nationally.
