Good news for homes owners and buyers in January, is that according the Halifax house price survey, prices actually rose 1.9% in January, from December's figure. Could this be the early signs that the worst of the housing difficulties are behind us? Who knows, but the survey makes interesting reading, and you can access it via either this BBC housing news item, or on the web site of the Halifax themselves.
It has to be said that during the same period another survey by the nationwide still credited a 1.3% fall in prices, so there is by no means a strong consensus as yet.
However house prices in Cornwall have not had the dramatic drops seen in some areas, with opinion divided as to whether the distance from London, the strong showing of Cornwall's holiday industry, and the significant European "Convergence" development funding flowing into Cornwall may be insulating us from the worst effects of the crunch.
And anyway we think in Cornwall, what price can you put on sunshine, easy access to the beach, the longest life expectancy and best lifestyle in the UK?

Having one of the coldest winters many of us can remember has not affected our residents at Fairglen. In some areas in West Cornwall the temperatures dipped with the mercury showing an unusual -8. We have found the geothermal heat pumps and under floor heating has come into its own in these eco heated houses. At number 14, believing it might not perform as a ‘conventional system’, Michael tells us that he actually needed to reduce the thermostat as it was too hot! Such is the level of efficiency with this ‘Free’ heating and hot water system that it seems unlikely to be required at capacity. Great news for our residents in keeping warm and keeping their bills to a minimum. |

Last month we received a surprise visit from the Shadow Energy Minister; Charles Hendry who met with the projects resident architect John Stengelhofen during the Christmas break. It’s a sign of how important sustainability and renewal issues have moved up the political agenda and refreshing to have been singled out at a ‘must see’ whilst in Cornwall. |

Thinking of relocating to the South West? Have a read of our suggested day out which is based just a short drive from our development at Fairglen, in Hayle:
Start the day with a cliff walk out towards Godrevy Head (nearest village is Gwithian), owned by the National Trust and with some of the best coastal heathland in the country. Last time we were down there we spotted a seal playing in the surf and dolphins in the bay.
Try your hand at surfing on Gwithian beach, there is plenty of space to have a quiet surf along the three miles of golden cornish sand. The beach is gently sloping so is ideal for beginners and longboard surfing. Check out www.sunsetsurfshop.co.uk for equipment hire and live webcam of the beach. After a mornings activities head down to the Sandsifter Cafe for a delicious meal, the sunday lunch comes highly recommended. Carbon Neutral Houses Exempt from Stamp Duty - or are they?

The Government declaration that Zero Carbon-rated houses were to be exempt from Stamp Duty Land Tax (SDLT) was at first a psychological shot in the arm to us over this project, but a close study of the strict definition of Zero Carbon and how we might clear this hurdle ended in disappointment.
The actual ‘Holy Grail’ of Zero Carbon is difficult to achieve at the best of times, as it requires a building to have a net production of carbon into the atmosphere of zero. |

Our housing development at Fairglen gives you a good start to eco living but here are a few other tips you could use during the xmas period to reduce your carbon foot print - Turn off your fairy lights when you go to bed and don't leave appliances on standby
- Leave your car at home and walk to the local shops
- When you buy batteries for xmas this year invest in rechargable ones
- Use solar powered outdoor fairy lights
- Buy recycled christmas cards and send e-cards
- For your xmas tree buy from a local substainable grower
- Don't forget to compost your food scraps, if you are short of space you could purchase a worm farm

The well-established Resident’s Association held one of their regular meetings last week at the adjoining ‘Melting Pot’ café in Krowji, the Old Redruth Grammar School, and were pleased to welcome new members of the community and local business Petrolab are shortly to relocate into the offices adjacent to the Edwards Apartments, Gweal Pawl. Despite the downturn in the property market, the majority of the houses are now spoken for - move quickly if you are still interested! As for the ‘new build’ flats and apartments, there is just one, two-bed new flat available with a garage. There remains a choice of one- and two-bed apartments as well as four, live-work homes in the extensively-rebuilt Hospital buildings.
Following the stamp duty changes, a flurry of activity should see purchasers moving into their new homes for Christmas.

We are pleased to find out that Michael Gacca at number 12 in Fairglen, Hayle will soon be recieving cash for his electricity generated from a Percy Williams eco home. Michael tell us that energy suppliers Scottish and Southern are now processing his application to provide both economy 10 tariff and a ‘credit meter’ which will return the surplus energy created from his PV roof cells to the National Grid. All of this created from the sun and a green building design house. Cash from the electricty companies............wouldn't we all like that! Also at Fairglen phase 1 of our eco homes is now complete. Landscaping around the site is well underway.
